Pat and the team identify sections with genuine potential, often before they reach the wider market. We work with architectural design partners to develop a home designed around that specific site: the orientation, the street, the aspect, the light. By the time a package is available to buyers, the build is already well underway.

The 2022 winner was a North Canterbury homestead. Pat and the team had worked with the owners on surrounding farm properties for two years before the homestead design was finalised, so the relationship had already been tested across several projects before the main build began.
One wall ran eleven metres and carried seven generations of family portraits, each hung so the eyes met the owner's own as he walked past. The brief was that specific.
In 2026 a second Coughlan build took gold, along with a category win and an award for kitchen excellence.

How quickly can I move into a Coughlan Homes house and land package?

A Coughlan Homes house and land package requires a 10 percent deposit to secure the sale at contract signing, with the balance due on completion. Because the home is already underway when a package goes to market, the structure is simpler than the milestone-based payment schedule used on a custom build.

Are Coughlan Homes house and land packages eligible for KiwiSaver first home withdrawal?

A KiwiSaver first home withdrawal can be put towards a Coughlan Homes house and land package. Eligibility is assessed against your own circumstances: you need at least three years of KiwiSaver membership, you need to intend to live in the home, and you must leave at least $1,000 in your account. If you have owned a home or land before, you may still qualify through a Kāinga Ora determination that you are in the same financial position as a first home buyer. Timing matters on a package: the withdrawal has to be made before the land transfers into your name, so mention it to us and to your solicitor early. Your KiwiSaver provider assesses the application, so confirm your position with them before you commit.
