3. Fixed-price quote.

Lawrence prices the build line by line. Every material and element of labour is documented before a figure is presented. Typical turnaround from a complete set of plans is four weeks.

4. Contract and interior selections.

Once you are satisfied with the quote, contracts are signed and interior selections are locked in early. Confirming your finishes, fixtures, and fittings before the build begins removes the pressure of mid-build decisions and keeps the programme on schedule.

5. The build.

Your build is tracked on Buildertrend throughout. Our directly employed crew are on site from day one. Every stage is checked against the 18-stage quality assurance checklist before the next begins.

6. Handover and your 90-day check.

Pat walks you through the finished home at handover. Ninety days later, he comes back.

The deposit to begin a Coughlan Homes custom home build is five percent of the contract value. This is confirmed at contract signing, before any work begins on site. After that, payments are tied directly to the construction schedule. Lawrence prepares a milestone-based payment schedule before work starts, so you know well in advance when each payment is due and what stage of the build it corresponds to. You are never paying significantly ahead of completed work, and you are never caught short by an invoice you did not see coming.

Yes. Coughlan Homes uses the Master Builders 10-year guarantee on its builds. The guarantee is self-funded by the Master Builders Association from the cost of the guarantee itself, which means cover remains in place regardless of what happens to the building company. In the first two years, the guarantee covers workmanship defects. From year three through to year ten, cover applies to structural defects and weather tightness. The guarantee is also transferable if you sell the property during the cover period. This goes beyond the legal minimum and is one of the more meaningful protections available to a Canterbury home buyer.
