Our Process
Building a home can feel daunting. At Coughlan Homes, we take the apprehension and stress away so that you can relax and enjoy the process. Our job is to deliver an excellent finished product with a no-surprises approach at every stage. Here’s how it works:
Design
Based on your brief, initial plans are created by your designer or ours. If you are using your own architect, we’ll collaborate with them to find the ways to make their designs work best.
Costing and quoting
Once you’re happy with your design, our in-house Quantity Surveyor will provide a detailed cost estimate that covers every aspect of your build. Timings will also be calculated. We provide more detail at this stage than other builders our size, so you can have better visibility and peace of mind.
Building
It’s time to make it happen. You’ll have a construction schedule prepared at the start of the build, so you’ll know what’s happening and when, and we’ll update you regularly throughout the build. Some of our update meetings will be at the site so you can see first-hand how your new home is progressing, and if you have any questions, we are only ever a phone call away. Throughout the build, if there are changes requested, we can provide costs for you through our project management software to give you total visibility, and you can simply approve or decline any revisions.
Handover and post-build care
The moment you’ve been waiting for! We’ll be right there with you, for a full handover so you know how everything works. We also follow up with 90-day and 12-month check-ins to ensure you and your new home have settled in well together.
